I like the idea of heat from a fireplace. When we do the rework this spring, we’ll be replacing
it with something that’s not as dark. But, alas, it’s used only about 2 to 5 times a year.
Can’t really justify using it in 50+ degree temps. I like your setup tho!

Merry Christmas hombre

Taxes ... whew... our state is one of only 7 that has no income tax,
so people move here and say “great!” - and then they get their tax bill
at the end of the year and have a heart attack.
...and the last few months of the market - especially the last week (!) -
makes you break a sweat as well, but life goes on and the house is a
creative comfort. Have a good holiday!
