Anyways welcome to the big boy boujie crew, YD. Be sure that you're not jumping at the opportunity to buy a piece of garbage and count on the value dropping along with the economy :thumb:

We made sure we got something that was super updated and in an area where the housing market is exploding and continuously growing in value. The house was built in 2005 and really the only thing that hasn't been updated in the past couple years is the roof, which is original so it only has about 15 years left. Really I think we got a hell of a deal considering all the other houses we saw.

Just be careful man. I'm sure you'll come out ahead, but I've seen a lot of people **** themselves over by jumping headfirst into homeownership. The inevitability of refinancing out of a hasty decisions increases repeat business and lenders/realtors encourage that ****. Pretty much why I left that industry. Also, recent activity from the Fed is aligned with pre-recession behaviour, so don't count too much on your home value increase.

Great points of course, and I am certainly no expert on any of these subjects. Our mortgage loan is a set 3.875% interest rate for 30 years which by all accounts from people wiser than I is pretty exceptional. Obviously we're still in the glow of excitement from it all being official and I'll try to keep a more analytical eye on everything moving forward.

SOLID! Any penalties for early/extra payments?

If you're new to gardening, I'd start out small, grow a few things in a small patch of land and/or movable containers like pots to get started and figure out how much time and effort you're going to be willing and able to put into gardening.
Very rewarding to grow your own fruits, veggies, flowers, etc., but also very easy to underestimate the work, money, and time commitment you'll have to put into it if you've got plenty of land to grow on and you've never done it before.

Definitely good advice, I can absolutely see myself getting too excited while starting out and biting off more than I can chew.

Coming in to work this morning, I passed a film crew in town. Not sure what they're filming, but they were also in the next town over a few weeks back. Wardrobe racks, accent lighting fixtures, and dudes with headsets all over the place and blocking traffic. Gtfo my way.

Also, I've been buried in a project for one of the local disc golf courses around here. I'm recreating the entire course in Twinmotion and I'll eventually be uploading the model somewhere for anyone to download and play around in it. It's just a novelty kinda thing, but people will be able to set the time of day, change seasons with snow, leaves changing, etc. and be able to fly or walk around the entire virtual course with either a mouse, or an Oculus headset for VR. The only drawback is file size. I'm only 3 holes completed and it's already 6G. Most of that is terrain modeling, so it shouldn't balloon too much more than that all said and done. I'll also be placing a few easter eggs in it for some added fun. It's really time consuming, so I'm thinking I'll be done some time after the first of the year.

Finished my Edgar Allen Poe essay, 1355 words, 4 pages. Of the setting of the story with themes that connect to a life lesson at the end. I think its my best essay this semester. I have to get to tires asap and im lucky enough to get them in Monday so, I have to miss class Monday morning so Im hoping I can take my plagiarism quiz on Tuesday :o:

Had a panic attack that I lost my aluminum block project that got into tolerance, it was just under my tool box on the floor hidden ..thought I maybe left at school in the vise or just on a desk or something...https://boxden.com/smilies/VuG3gqF.png

Is the plagiarism quiz meant to test your plagiarism skills?
