I mean I've seen people move into a house with a severe mold problem that was covered up. They were renters but still **** happens.

Did they pay a company that specializes in looking for this exact kind of thing to inspect the home before moving in?

What actually makes his advice bad? Does my confirmation that people buy homes that aren't up to their standard even after getting an inspection suffice given that I've made a living selling mortgages or am I still too ignorant for you now that you're in the early stages of home buying?

There are tons of sketchy and lazy inspectors, don't bank on them. IDK about Batman's experience but I've definitely known people who have been burned even with an inspection, so yes.

You know that these kneejerk NUH UHs are a bad look that more or less confirms what the other person is saying, right?

We paid extra for the top-rated local inspectors in our city. That doesn't mean they couldn't have made a mistake or missed something, but I trust the work they did. Plus our home is in a pretty affluent area, where sketchy and/or lazy inspectors would definitely not be able to thrive. If I wanted advice on the topic I would have asked for it. Unless your advice boils down to "don't buy a home" but that's obviously useless to me at this point. What more could I have done besides do my research and make sure I picked the best company for the job that I could possibly pick?

I mean, that would be my advice, but that's more based on my economic forecast of America than on the homebuying industry/process, even if vendors tend to prime their clients for a refinance down the line.

Know/learn your needs (present and future) and do more research, basically. I'm not saying that you done ****ed up, I'm just saying that paying for a home inspection doesn't mean that you're in the clear.

Just watch the movie The Money Pit and you'll pretty much get the gist.
